Just 6 months after signing the lease agreement, Plectonic Logibody is moving into its lab offices in the Rock Capital Group's SKYGATE biotech hub. Until now, the company has used the innovative ready-to-use laboratories in the building.

Lab space is in short supply in the greater Munich area, but not at SKYGATE in the Munich Airport Business Park in Hallbergmoos. In spring 2024, the Rock Capital Group launched lab offices, i.e. combined space consisting of new-work offices and laboratories, on the market to meet the high demand for laboratories. Plectonic Logibody, a company funded by the German Federal Agency for Leap Innovations (SPRIN-D), has benefited from this. Thanks to ready-to-use laboratories, the company was able to get started with its research even before the completion of its own space in SKYGATE, which was configured to meet its specific needs. Just six months later, Plectonic Logibody is now moving into its own 1,350 m² lab offices, which have been customised to its wishes and requirements.

Dr Klaus Wagenbauer, Founder and CEO of Plectonic Logibody, explains: "We have grown considerably over the last year. The move from Garching to SKYGATE has allowed us to hire more employees and drive forward our research as well as promote team culture and employer attractiveness. The lab offices, which were developed by the Rock Capital Group according to our wishes, elegantly combine modern laboratories with modern offices - in the spirit of New Work. The in-house restaurant is also a big plus point that contributes to the attractiveness of our company and promotes team building during lunch breaks."

The company Plectonic Logibody specialises in developing and producing nanoparticles that help in cancer therapy.

High demand for laboratories

According to the Rock Capital Group, demand for the ready-to-use laboratory space at SKYGATE remains high. Andreas Wißmeier, Managing Director of Rock Capital Group, explains: "The mix of office, hotel, catering and laboratory uses makes SKYGATE extremely attractive for biotech companies that want to offer their employees a lot. Following the recent interest rate cuts and the continued low inflation rate, we are seeing greater demand and investment appetite for attractive lab offices that combine S1 and S2 labs with beautiful offices, services and amenities. At SKYGATE, lab seekers will find the ideal conditions for lab offices that are tailored to individual employee needs." The Rock Capital Group plans to further strengthen its biotech and life science commitment in Hallbergmoos with further major projects such as HYBRID ONE, a new type of Immune Office with a boulevard, catering, showrooms, retail, laboratory space and offices.

With a direct connection to the Hallbergmoos S-Bahn station, regional bus services with a stop right in front of the building, in the immediate vicinity of Munich Airport and just a few minutes from the gate, SKYGATE fulfils all wishes for flexible mobility. And the recently opened outdoor surf wave at O2 Surftown MUC, the largest artificial wave in Europe, is a special highlight that is unique in Europe. This spectacular leisure experience offers unimagined opportunities for active breaks or after-workouts
